Application to Rent Accommodation

Satisfactory references may not necessarily guarantee the applicant the tenancy.


Tenants Expenses & Charges

  • Application Fee:£100.00(non-refundable under any circumstances)
  • Holding Deposit – Equivalent to one months rent
  • Rent Arrears Reminder Letter: £30.00 per letter
  • Missed Inspection Appointment: £50.00

    (You will be advised when we wish to carry out inspections and it is up to you, the tenant, to make alternative arrangements if these times are not convenient)

Change of Named Tenant:

  • If one person wishes to move out of the property and be replaced by another, full referencing of the new tenant is required and there is, in addition to the Admin fee, a charge of £100.00
  • Check Out Charge: £50.00 (This will only be charged if the property is not ready to check out at the allotted time)
  • If items are not replaced in their original position at the end of the tenancy a variable charge up to a maximum of £120 (dependent on the number of misplaced items) will be made

These are important notes that should be read and understood

  • Terms and conditions subject to change
  • RENT - All rents are due and payable on the first day of each successive calendar month. Should the tenancy commence at any date after the 1st of the month it will be apportioned to the beginning of the next month
  • You will sign your Tenancy Agreement in the office with a Lettings Manager at that date you will be required to pay the first month’s rent, deposit(minus amount already paid) and Admin fee
  • If you are accepted as tenants you will be provided with details of how to proceed.

    You should however note that the only forms of payment which are acceptable on the day of the tenancy are UK issued debit or credit cards and cash.

    Cheques and all other forms of payment will require five working days to clear including overseas credit and debit cards.

Cancellation - Early Release from Tenancy

  •  It may be possible for you to leave before the end of the tenancy with the landlord’s consent subject to conditions.

    If you wish to be released early from a fixed term Tenancy Agreement a request will need to be made to your Lettings Manager in writing. The Landlord is under no obligation to release you from the Tenancy Agreement and can hold you liable until the end of the fixed term.

    In some cases, the Landlord will release a Tenant if suitable alternative tenants can be found although you will be liable for rental payments up until the day that the new tenant moves in.

    If you are released early from the tenancy agreement there will be an administrative charge which covers our out of pocket expenses in re-advertising the property and carry out additional checkouts etc. These are listed under the fees section.

Deposit

  • Easy-Let hold the deposit in a designated holding account. Interest will not be paid on deposits. In no circumstances may the deposit be utilised by the tenants towards the payment of rent, in full or in part, during the period of the tenancy.

Holding the Deposit

  • If you are accepted as a tenant you will be asked to pay a deposit to remove the property from the open market. This will be put towards the property deposit at the start of the tenancy.
  • If you subsequently pull out the holding deposit is NON REFUNDABLE and will be set against abortive administration costs. If the landlord pulls out or for any other reason we are not able to proceed with the let the deposit will be refunded in full.

Inventory & Condition Report

  • The Tenant will be given a copy of the Inventory on signing the Tenancy Agreement, where possible. If the Inventory is not available at this time, it will be provided to the Tenant within 10 working days.
  • The Tenant should, within 72 hours thereof, notify the Agents of any discrepancies or contents of the Inventory which are not thought to be correct. Minor alterations should be written on the Inventory when it is returned to this office. If there are large variations, a call to the office should be made and an inspection, if necessary, will be carried out.
  • Any dilapidations should be noted on the Conditions Sheet and handed into the office within seven days.

At the End of Tenancy

  • At the end of the tenancy we will check the property. The property should be clean and in good order.

Insurance

  • The Buildings Insurance and Landlord's Contents are covered. Your own personal belongings and, in the case of unfurnished property, your own furniture will not be covered under the Landlord's policy.
  • You will be required to have your own insurance or take out a suitable policy.

Utilities

  • It is your responsibility as applicants to arrange for the connections/transfers of services i.e. gas, electricity, telephone, water and Council Tax into your name. We cannot guarantee that telephone lines are connected to the property and advise that Virgin Media will not be available at all properties.
  • You should make your own enquiries. We cannot guarantee that aerials (if provided) are suitable for receiving digital signals. The provision of aerials (television signal) is not the landlord’s responsibility. Satellite dishes are not to be erected without a landlord’s consent.

Property Misdescriptions Act

  • Every effort has been made to ensure that the information you may have been given about the property for which you are making an application is correct. If there are any items which you are not sure about you must ask. We will make every effort to verify any other outstanding points which you may have.

Guarantor

  • In the case of joint tenancies, each individual will be a co-signatory of the Agreement. In such cases where a guarantor has been offered, the guarantor must be prepared to cover the whole of the rent and not just a proportion of the rent.
  • This is for the protection of all Tenants and the Landlord. Each individual who signs an Agreement is equally responsible under that Agreement, they must be equally responsible for the whole of the rent.

Future References

  • It is the Firm's policy to charge £30.00 inc VAT to provide references to Building Societies, Banks, Landlords, etc. or other mortgage lenders in the case of tenants or ex-tenants seeking a reference for the purpose of a mortgage or tenancy

White Goods in Accommodation

  • In some accommodation the landlord provides white goods. As a general rule other than on a landlord’s specific instructions if these become uneconomic to repair they will not be replaced and will be removed from the property
