We let and manage furnished and unfurnished flats and houses throughout Perthshire. Please note that for your safety and peace of mind -

  • All of our managed properties are CORGI gas safety certificated, and inspected for electrical safety, and furniture fire safety
  • Security deposits (bonds) are held in a designated Client Account in
    accordance with recommended practice.

Viewing

The quickest way to arrange a viewing is to contact the office by phone.  You can also fill in the form on the contact us page and we will get back in touch with you as soon as possible. Office hours are Monday to Friday, 9am to 5pm & Saturday morning.  Viewing for some property can also be arranged for early evening and weekends.

Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit', this is usually the full deposit. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeited if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

Costs

The following amounts are due when you take on the Tenancy of a property.

Agency fee + Deposit + 1st months rent = Total Cost to move in.

All rents are due on the first of each month by Standing Order.  Late rents are charged accordingly.

Other Costs when Renting Property

You will be responsible for the following bills:

  • Council Tax
  • Gas
  • Electric
  • Water Rates
  • Contents insurance (personal belongings only)

It is important to ensure that new accounts are set up in your name for Council Tax, Water Rates, Gas and Electric bills.
IT IS YOUR RESPONSIBILITY TO ENSURE THAT THIS IS DONE. Under the terms of your tenancy agreement, you are responsible for these bills from the start of your tenancy.

Landlord & Tenant Responsibility

It is the Landlords responsibility to keep the property in a wind and water tight condition and maintain fixtures and furnishings.

The office can be contacted during normal working hours for everyday repairs.

Emergency repairs should phone the telephone numbers on the contact page.

Should we call out a tradesman for a repair that is found to be the through the negligence of the tenant you will be billed accordingly.

References

You will be required to produce an Employers Reference, Bank Reference, previous Landlord Reference and sometimes a Guarantor.

Pets

No pets are allowed in the properties.  Under certain circumstances a Landlord may consider this but usually a double deposit will be required.

Inspections

All properties are inspected on a regular basis.

Behaviour

Anti social behaviour and excessive noise will not be tolerated at any time.  Any complaints received will be investigated and may result in the termination of the Tenancy.

Minimum Rental Period

The minimum you can rent a property for is six months, but if you would prefer a longer lease please discuss this with an Agent.
